The Coach House
About the the Coach House
A secluded escape on the edge of the Scottish Borders
Tucked away within a peaceful 19th century farm steading, Larriston Coach House offers a truly-rural experience surrounded by rolling hillside and open skies. Set within 28 acres of private land, with a further 2,500 acres stretching from the doorstep, this is a place to slow down, switch off and reconnect with nature.
Sleeping up to eight guests across four spacious bedrooms, the house has been thoughtfully refurbished to combine rustic charm with modern comfort. Two bright ground floor bedrooms overlook the garden, while two further bedrooms upstairs share a second bathroom, making it ideal for families or groups.
At the heart of the home, open-plan living and dining space invite long evenings by the log burning stove, with a fully-equipped kitchen designed for relaxed, sociable cooking. A large boot room provides practical space for muddy boots and outdoor gear after days spent exploring.
Outside, guests can enjoy a private, sun-filled courtyard with an undercover barbecue area and uninterrupted views across the surrounding countryside, as well as the farm’s gardens and fields. With little mobile signal and some of the darkest skies in the UK, Larriston offers rare stillness, perfect for stargazing, walking, and complete escape from the pace of everyday life.
Located just five miles from both Newcastleton and Kielder, the Coach House is perfectly positioned for exploring Kielder Forest, the observatory, the Scottish Borders and Northumberland.
Whether it’s for work, running a marathon, as a base for day trips farther afield or simply for enjoying time in peaceful surroundings, the Larriston Coach House is the perfect choice.

The hosts were really friendly and helpful, gave us great info and local recommendations.
They have lovely friendly dogs and the outside seating area with incredible fire meant the rainy evenings didn't affect our time away at all!”
